Bari — Cost & housing

Bari is one of the best-value cities in Italy. Rents and prices sit well below the north, and the affordability is not a sign of decline. It’s a working southern capital, priced like the south. What follows is the range; supply is steady because this is a real, year-round city rather than a holiday town.

Renting

Central one-bed (bilocale)The scored metricabout €700–950 / mo
Outside the centre, one-bedabout €550–800 / mo
Central two-bed (trilocale)Browse only — not scoredabout €1,150–1,500 / mo

These reflect a decent, functional apartment with a real kitchen and a lift. Cheaper exists if you compromise on condition or location; as a real capital city with two big universities, Bari has steadier rental supply than the tourist towns.

Buying

Central Bari (Murat / old town, per square meter)about €2,914 / m²
City average (per square meter)Range roughly €1,650–2,910 by area and conditionabout €2,289 / m²

Prices are rising gently, up about 3.6% across the city year on year, off a low base. Bari is one of the more affordable regional capitals in Italy to buy in; the elegant Murat grid and the old town command the premium, the outer districts far less.

Other monthly costs

Utilities (electricity, gas, water — typical apartment)about €140–200 / mo
Monthly transit pass (urban)AMTAB, 2026about €35 / mo

Utilities are a national market in Italy, so that range holds roughly anywhere. Bari’s southern coastal climate is mild, so heating costs run low through the year.

Our take

Bari gives you a real capital city, a working port, two universities, a great old town, the sea, and ferries to three countries, at prices that would embarrass Milan or Rome. If you’re renting or buying, your money goes remarkably far, and supply is steady because it’s a functioning year-round city, not a holiday set. What you take on is the south: the economy is regional, daily life runs in Italian, and it’s grittier and less polished than the north. For the right person, that trade is the whole appeal.

The one thing nobody else tells you: Bari’s affordability comes with steady supply, unusually for a beautiful Italian city, because it’s a genuine capital with a big student population and a year-round economy, apartments actually turn over, so you’re far less likely to face the scarcity that makes the famous small towns so hard to rent in. You get low prices AND real availability, which rarely go together in Italy.
