Cagliari climbs from the sea in layers: the four old quarters wrapped around the hill of Castello, the modern city spreading inland, and Poetto, the long city beach, out to the east. Where you land shapes everything: the view, the climb, the noise, the sea. So take the quarters one at a time.
The historic quarters
The four ancient quartieri that ring the hill: Cagliari's beautiful, layered old heart, each with its own character, all walkable and full of life.
Castello
Most historic · premiumThe walled quarter on the hill, crowning the city.
The old fortified heart, high on the ridge with the cathedral, the towers, and views out over the whole bay, Castello is the postcard: pale stone lanes, palazzi, and the drama of living inside the walls. It is the most atmospheric address in the city and among the dearest, with the real trade of the climb, the steps, and tight access; some buildings are grand but ageing.
Best for: Those who want the most beautiful, historic, view-blessed life in Cagliari and don't mind the hill.
Learn more about the historic heart
Castello is the citadel the Pisans built. When Pisa took control of Cagliari in the thirteenth century, it fortified the high limestone ridge above the port into a walled quarter of power, and much of what you see still dates from then: the great defensive towers of the Torre dell’Elefante and the Torre di San Pancrazio, raised in the early 1300s, and the Cattedrale di Santa Maria, begun in the same era and reworked over the centuries behind its later façade.
For most of Cagliari’s history this was the seat of power, walled off above the working city and the harbour, home to the rulers, the clergy, and the nobility while everyone else lived below. Its most famous viewpoint, the Bastione di Saint Remy, was built onto the old ramparts around 1900, and its sweeping terrace still gives the whole city its grandest look out over the bay, the reason so many climb the hill at sunset.
Marina
Central · livelyThe port quarter, all restaurants and life.
Between Castello and the harbour, the Marina is the dense, lively grid of narrow streets packed with restaurants, trattorias, and a real mix of residents: walkable, central, full of life and noise, and close to everything.
Best for: People who want to be in the thick of it, walk everywhere, and eat out constantly.
Villanova
Charming · midThe pretty, artisan old quarter.
East of Castello, Villanova is the low-rise old craftsmen's quarter: colourful houses, small churches, artisan workshops, and a calmer, villagey feel while still being central. Increasingly sought-after for its charm without Castello's climb.
Best for: Those who want old-Cagliari character and community, walkable and calmer.
Stampace
Authentic · midHistoric, everyday, and central.
West of Castello, Stampace is another of the old quarters: historic bones, everyday Cagliari life, markets and local shops, central and well-connected. Less polished than Villanova, more lived-in, unfussy and convenient.
Best for: People who want a central, authentic old quarter at a slightly gentler price.
The modern city
Inland and uphill from the old quarters, the residential city where much of everyday Cagliari actually lives.
Genneruxi, San Benedetto & the residential centre
Residential · midComfortable, practical, everyday Cagliari.
The modern residential neighbourhoods spreading inland: solid apartment blocks, the San Benedetto covered market (one of Europe's great food markets), good shops and services, and a comfortable middle-class life away from the tourist streets.
Best for: Families and anyone wanting practical, calm, well-served city living.
Is Mirrionis & the inland districts
Lower · localThe best value in the city.
Further inland, these are the ordinary, working residential districts: the most affordable in Cagliari, plainer and less scenic, but genuine and well-connected by bus and tram.
Best for: The budget-minded who want real local life and the lowest rents.
The sea
East of the city, the beach and the lagoon, Cagliari's summer, at the end of the tram line.
Poetto
Seaside · premiumLiving at the city beach.
Out along the eight-kilometre stretch of Poetto, life is the sea: apartments near the sand, the beach as an everyday extension of the city, the salt flats and their flamingos behind. It fills with the whole city on summer weekends and carries a premium for the sea address, at the cost of distance from the historic centre.
Best for: Sea lovers who want the beach as daily life and don't need the old town at their door.
In Cagliari the layers are the choice: Castello for the view and the drama, the Marina for the life, Villanova and Stampace for old-quarter charm, the modern districts for everyday value, and Poetto for the sea. Treat this as a starting map, and check current listings on Immobiliare ›
