Cost & housing

Genoa — Cost & housing

Genoa is one of the great bargains among Italy’s big cities: a major port with a spectacular historic core, at rents well below Milan, Rome, or Florence. The catch is that prices swing hard by area, and the city’s steep, vertical geography shapes what your money buys.

Renting

Central one-bed (bilocale)The scored metricabout €800–1,050 / mo
Outside the centre, one-bedabout €600–850 / mo
Central two-bed (trilocale)Browse only — not scoredabout €1,200–1,550 / mo

These are for a decent, functional apartment with a real kitchen and a lift. Cheaper exists if you compromise on condition or location.

Buying

If you’re looking to purchase:

Central Genoa (per square meter)about €3,220 / m²
City average (per square meter)City range roughly €940–3,400 — a very wide spreadabout €2,000 / m²

Prices are rising, up about 6% across the city year on year, but the spread is enormous: grand seafront and hill addresses cost several times what the dense old-town streets do. Genoa remains one of the more affordable big cities to buy in.

Other monthly costs

Utilities (electricity, gas, water — typical apartment)about €180–210 / mo
Monthly transit pass (AMT urban)about €47 / mo

Utilities are a national market in Italy, so that range holds roughly anywhere. Genoa’s coastal climate is mild, so heating and cooling costs sit on the lower side.

Our take

Genoa gives you an astonishing amount of city for the money: a real metropolis with a UNESCO old town, a working port, and the Riviera on its doorstep, at prices that shame Milan. The geography is the trade: Genoa climbs steeply from the sea, so the difference between a bright hill flat with a view and a dark lane in the old town is huge, and both exist at every price. This is a city to view in person, on foot, before you commit, the map alone won’t tell you what you’re getting.

One thing few guides flag: Genoa is built vertically up steep hills, so “how high up and how you get there” matters as much as the neighborhood. Many flats are reached by public funicular or elevator rather than road, and a place five minutes from the centre by lift can feel remote without one, so check the actual daily route home, vertical bit included, before you sign.
