Cost & housing

Livorno is affordable for a real coastal city, clearly cheaper than Pisa, Lucca, or Siena, though not as rock-bottom as inland Arezzo. The range below, and where to check live prices yourself.

Our take
Livorno gives you a real coastal city at a fair price: the sea, the ferries, great seafood, and Pisa’s airport 20 minutes away, all without a postcard markup. It’s Tuscany without the hill-town premium or the tourist crush, cheap to live in for the region, salty and real, a genuine alternative for anyone who wants the coast and the culture without Florence prices. The catch is the grit, the working-port edge, and a small expat community.
Call it the un-Tuscan Tuscan city: a gritty, diverse port laced with canals, with the best seafood on the coast, its famous cacciucco fish stew, and almost nobody living the hill-town fantasy. It’s far cheaper than the postcard towns and has a real, year-round working-city life. Few relocation guides send you to Livorno for exactly that reason, which is the point.
