Cost & housing

Naples — Cost & housing

Naples is one of the most affordable big cities in Italy to rent, full stop. It’s a major city at small-city prices. The catch is that quality and condition swing hard from street to street, so what you get for the money varies more here than almost anywhere.

Renting

Central one-bed (bilocale)The scored metricabout €800–1,050 / mo
Outside the centre, one-bedabout €600–850 / mo
Central two-bed (trilocale)Browse only — not scoredabout €1,200–1,550 / mo

These are for a decent, functional apartment with a real kitchen and a lift. Cheaper exists if you compromise on condition or location.

Buying

If you’re looking to purchase:

Central Naples, centro storico (per square meter)about €3,256 / m²
City average (per square meter)City range roughly €1,900–4,500, depending hard on areaabout €3,010 / m²

Prices are rising gently, up about 2.7% across the city year on year. Naples is still one of the cheaper major cities to buy in, but the gap between the desirable seafront and hill areas and the cheaper eastern districts is wide.

Other monthly costs

Utilities (electricity, gas, water — typical apartment)about €150–200 / mo
Monthly transit pass (ANM urban)about €35 / mo

Utilities are a national market in Italy, so that range holds roughly anywhere. Naples has mild winters, though, so heating costs run lower here than in the north.

Our take

Naples gives you more city for your money than anywhere else this size in Italy, a place with real history, real food, and real life, at rents that would shock a Milanese. Variability is the thing: the same budget buys a jewel on one street and a problem on the next, so this is a city where you view in person and trust your eyes before you sign. Get that right and few places give back more.

One thing few relocation guides admit: in Naples the specific street and building matter more than the neighborhood name: condition, light, noise, and even safety can change block to block within the same district. A tidy list of “good areas” oversimplifies a fine-grained city. Shortlist an area, then judge the exact street and building in person.
