Pisa — Cost & housing

Pisa sits in the same price band as Lucca and Siena, moderate for Tuscany, well below Florence, with a university-driven rental market that stays tight. The numbers are below, along with where to check them live.

Renting

Central one-bed (bilocale)The scored metricabout €800–1,050 / mo
Outside the centre, one-bedabout €650–900 / mo
Central two-bed (trilocale)Browse only — not scoredabout €1,300–1,700 / mo

These reflect a decent, functional apartment with a real kitchen and a lift. Cheaper exists if you compromise on condition or location; the big student population keeps central demand firm.

Our take

Pisa is a lively, affordable university city with a world-famous monument and a real airport, Tuscany without Florence’s prices, kept young and busy by its students. You get a genuine city with a top teaching hospital and the coast minutes away, at prices well under Florence. It’s great value to rent, especially outside the immediate tourist core, and steady to buy; the trade is a busier, more touristed feel than the calm hill towns.

The thing most visitors miss: Pisa is a genuine university city, not just a day-trip tower. Tens of thousands of students give it a young, year-round energy and keep central rents firm each autumn, but they also mean plenty of rental stock and a real city life well beyond the Piazza dei Miracoli. Most people see the tower and leave. The livable Pisa is the student-and-river city they never notice.
