Cost & housing

Real Ligurian life a few miles from the Cinque Terre, at a fraction of the coast’s price.
Renting
These are for a decent, functional apartment with a real kitchen and a lift. Cheaper exists if you compromise on condition, floor, or distance from the centre.

Buying
If you’re looking to purchase:
Prices are up about 2.3% over the past year. The coast-facing Marinella zone is rising faster (around +14%), while the inland zones are flat to slightly down. It’s a gently rising market, but still affordable by Italian Riviera standards.

Our take
You’re paying for a real town, not a view, and that’s the bargain. Rents sit well below the Cinque Terre and the coast, buying is affordable and only gently rising, and the sea is a short, cheap train away. The money you save living inland is the money that lets you actually enjoy the coast.
What most relocation guides miss: Sarzana sits on the Genoa–Pisa regional line, and the train to La Spezia, gateway to the Cinque Terre, costs a couple of euros and runs all day. You can live in an affordable inland town and reach one of the most beautiful stretches of Italian coastline for the price of a coffee, any day you like, without paying coast rents. Most newcomers fixate on living inside the Cinque Terre and never work out that the smart move is living fifteen minutes away by train. Confirm the current Sarzana–La Spezia regional fare on Trenitalia before you plan around it.
