Cost & housing

Siena is one of the pricier cities in this guide, a desirable UNESCO city with limited stock inside the walls. It sits alongside Lucca and below Florence. The range, then where to check live prices yourself.
Renting
These reflect a decent, functional apartment with a real kitchen and a lift. Cheaper exists if you compromise on condition or location; inside the historic walls carries a premium.

Buying
If you’re looking to purchase:
Prices are rising gently, up about 3% across the city year on year. The medieval walled centre commands a clear premium; the areas outside the walls are noticeably more affordable.

Other monthly costs
Utilities are a national market in Italy, so that range holds roughly anywhere. Siena’s hill-town winters are cold, so heating works a bit harder here than on the coast.

Our take
Siena is one of the most beautiful and complete medieval cities in the world to live in, and, remarkably, still affordable, kept in bounds by its size and its university rather than any lack of magic. Inside the walls you pay for perfection; just outside, the same city gets markedly cheaper. A car helps, as it’s a hill town set in deep countryside with no airport and slow trains.
One thing no property listing will tell you: in Siena the neighbourhood you live in isn’t just an address. It’s a contrada, one of the seventeen ancient districts that run the Palio and organise much of real social life, with their own churches, museums, dinners, and fierce loyalties. Where you live decides which community you belong to. It’s the deepest layer of Sienese life.
