Cost & housing

Spoleto is one of the great affordable secrets of central Italy, a beautiful Umbrian hill town with real cultural life, at prices that would seem impossible in Tuscany. Rent and buying are both cheap here, kept low by its size and its inland, un-touristy setting. The rental market is modest, so it’s worth checking live listings, but value is the whole story.

Buying
Prices are low, among the most affordable in central Italy, and broadly flat year on year. Spoleto offers Umbrian beauty and real culture at a fraction of Tuscan-town prices, though as an inland town it’s a slower, steadier market.

Other monthly costs
Utilities are a national market in Italy, so that range holds roughly anywhere. Spoleto’s hill-town winters are cold, so heating works harder here than on the coast.

Our take
Spoleto is what people wish Tuscany still cost. It’s a beautiful, culturally alive hill town, home to one of Italy’s great arts festivals, where you can rent or buy in the historic centre for a fraction of what the famous Tuscan towns command. The catches are that it’s inland and quieter, the rental market is small, and you’ll likely want a car for the wider region. But for the beauty-and-culture-per-euro, few places in Italy beat it.
The one thing nobody else tells you: Spoleto punches far above its size culturally because of the Festival dei Due Mondi, the international arts festival that fills the town every summer, which means a small Umbrian hill town has international music, theatre, and dance on its doorstep, and a cultured, outward-looking feel you’d never expect at these prices. You get big-city culture at small-town cost, which almost no relocation guide flags.
