Cost & housing

Viareggio — Cost & housing

Viareggio splits in two on cost: daily life is reasonable, among the gentler in Tuscany, but buying near the sea is expensive. The spread is below, with places to check live prices yourself.

Renting

Central one-bed (bilocale)The scored metricabout €1,000–1,300 / mo
Outside the centre, one-bedabout €800–1,050 / mo
Central two-bed (trilocale)Browse only — not scoredabout €1,600–2,100 / mo

These reflect a decent, functional apartment with a real kitchen and a lift. Cheaper exists if you compromise on condition or location; the seafront and summer season push prices higher.

Buying

If you’re looking to purchase:

Central Viareggio (per square meter)about €3,374 / m²
Town average (per square meter)Range roughly €2,380–5,810 — the seafront is far dearerabout €3,391 / m²

Prices are rising, up about 5% across the town year on year, and rents jumped over 20%. Viareggio is one of the pricier places on the Tuscan coast, driven by second-home and holiday demand; the seafront commands a steep premium.

Other monthly costs

Utilities (electricity, gas, water — typical apartment)about €160–210 / mo
Monthly transit pass (Autolinee Toscane urban)about €38.70 / mo

Utilities are a national market in Italy, so that range holds roughly anywhere. Viareggio’s mild coastal climate keeps heating and cooling costs moderate.

Our take

Viareggio is a genuine resort, and you pay resort prices: the grand Liberty seafront, the beach, the Versilia glamour, all of it costs more than the inland Tuscan cities. If you’re renting, budget higher than you would in Pisa or Lucca and expect a summer premium. If you’re buying, the seafront is expensive and holiday-driven; a few streets back is where the value and the year-round life are.

Viareggio lives a double life: packed, pricey, and glamorous in summer, quiet and much cheaper out of season. For a year-round resident, the trick is looking a few streets back from the seafront, where prices drop sharply and the town stays a real, functioning community through the winter rather than a shuttered holiday strip.
