Buying on the lake
Lake Como has a reputation as a billionaire’s playground, and that reputation is wildly misleading for anyone actually looking to live here. Yes, the lakefront trophy villas run into the millions. But the median across the lake is more affordable than Florence, and the two cities and the inland villages are attainable. Here is the range, town by town, and where to check live prices yourself.
Renting
Rough monthly rent for a one-bedroom:
Renting long-term on the lake takes patience, since much of the housing stock is aimed at the holiday market. The two cities have the most year-round rental supply. (Renting for a single season instead? See the seasonal guide.)

Buying
If you’re looking to purchase, by area, per square meter:
The spread is enormous. Inland stone houses just minutes from the shore start under €300,000, while waterfront villas reach the tens of millions. Where you buy matters more here than anywhere in this guide.

Our take
Here is the truth the headlines bury. The famous Lake Como, the lakefront villas and the celebrity estates, is among the most expensive property in Italy. But that is a thin luxury sliver. The lake a normal person actually buys into, Como town, Lecco, the inland villages, a few minutes back from the water, costs less per square meter than Florence and far less than Milan. You can have a real life on Lake Como, with the views and the beauty, for a price that would surprise almost everyone. The skill is choosing the right town and not insisting on the waterfront.
